Frequently Asked Questions
Will I own my Home?
At Glenfield Grange all villas are fixed permanent residences. You own the villa you live in, “from the paint in”. The outside is maintained and managed by the body corporate.
When researching retirement villages, you will find various types of arrangements.
A couple of others you might encounter include:
- You rent or lease your unit
- You purchase a relocatable home and pay site fees to have it on a block in the village
It is up to you to decide what best suits your situation. One of the reasons our residents choose to live in Glenfield Grange is that they have enjoyed the peace of mind and security that comes with home ownership for most of their lives and they don’t wish to surrender that.
What are the ongoing and outgoing fees?
In a freehold village all common property is owned by the lot owners and all contribute via the Body Corporate Sinking Fund and Administrative Fund. Residents must also pay into the General Service Fund and Maintenance Reserve Fund.
The General Service Levy is to cover the day-to-day operating costs and the upkeep of the village community facilities. The Body Corporate Levy maintains the maintenance of the external structure of the villas and common property.
When you sell your property, you will need to pay a Deferred Management Fee (DMF), also known as an ‘exit fee’. This is paid once you sell and leave the village. This DMF charge allows us to maintain the lower cost of initially purchasing your villa. In other words, you can enjoy living in a very well-appointed villa for a fraction of the cost of an equivalent unit outside the village.
The costs will be explained to you by the Village Manager and are outlined in the Village Comparison Document that will be provided to you when you are ready to take that next step. We also have a simple one-page schedule of fees and how they are apportioned. It may surprise you how reasonable the costs are compared to a normal home.
Who Is Responsible for Insurance?
Building Insurance is covered by the Body Corporate
The Community block is insured under the Retirement Village Act guidelines. You will need to arrange your own contents insurance.
Are Pets Allowed?
Pets are welcome but need to be approved by Management and the Body Corporate.
